About Nomad
What is Nomad?
Nomad is a boutique vacation rental management company based in Newport Beach, California. We look after 49 vacation homes for their owners across 12 markets. Our main markets are Coastal Orange County, Lake Tahoe, Anaheim, Kona on Hawaii's Big Island, and San Diego.
Who founded Nomad?
Nomad was co-founded by Riley Lucchesi and Justin Seid. Both own and operate short-term rentals themselves, in the same markets Nomad manages for owners. Riley also founded Lucchesi Media, a real estate media company, and Justin founded Rooted Investments, a hospitality-focused investment firm.
Is Nomad in Newport Beach the same company as other businesses named Nomad?
No. Nomad in Newport Beach, California has no connection with Nomad Property Management of San Juan, Puerto Rico (nomadpropertymanagement.com), or with NomadLease / Nomad Properties of Denver, Colorado (nomadlease.com).
What a manager does
What does a vacation rental management company do?
A vacation rental manager runs a short-term rental for the owner, day to day. At Nomad that means listing and pricing the home, guest communication and screening, cleaning and maintenance coordination, and handling the home's short-term rental permit and lodging tax filing. Owners keep the home and the upside; we do the daily work.
How does Nomad set nightly prices?
We price by the night, not by the season. Our pricing engine reads live demand, including comparable rates, search activity and local events, and resets each home's rate every day, so the calendar fills at the price the market will actually pay.
Who answers guests, and when?
We do, around the clock. Nomad is open 24 hours a day, every day, and our own people handle guest questions and problems during a stay. We don't use a call center.
How do owners see what their home earned?
Every month you get a one-page statement showing what guests paid, what vendors charged, and what Nomad kept.
Income and pricing
How much does Nomad charge to manage a vacation rental?
Our pricing depends on the home, so we share it with your free, no-obligation income projection. Tell us about your property at https://nomadequity.com/projection and you'll get the projection and our pricing for it together.
How is a vacation rental income projection made?
We build each projection by hand for one home. We look at the home itself (location, size, bedrooms and bathrooms, how many guests it sleeps, and its amenities) and at real bookings at comparable homes nearby, for the season ahead. A person reads every request, and you get a written revenue range for your home within two business days. We only set up a call if you want one.
How much can a short-term rental earn?
It depends on the home: its location, size and amenities, the permit it holds, the season, and how many nights you keep for yourself. We don't quote a number until we've looked at your property. Request a free, no-obligation income projection at https://nomadequity.com/projection.
Permits and taxes
Does Nomad handle short-term rental permits and lodging taxes?
Yes. We handle short-term rental permits and lodging tax filing for the homes we manage. In Hawaii that includes the state general excise tax and the state and county transient accommodations taxes. In Anaheim, Nomad is the named local contact for the homes it manages, and in South Lake Tahoe, Nomad is the property manager of record on our homes' permits.
Do I need a permit to rent my home short term?
In most of the places we work, yes. Most cities and counties require a short-term rental permit or registration, and many cap how many they issue, so check your home's status before you list it. Our market guides cover the rules in each area: Coastal Orange County, Lake Tahoe, Anaheim, Kona and San Diego.
Switching managers
How do I switch vacation rental managers?
Start by reading your current management agreement, because it sets how and when you can leave. Then plan the handover with your new manager: listings, calendars and future bookings, cleaning and maintenance, and the permit and tax accounts tied to your home. Guests who have already booked should still get the stay they paid for.
Can I switch to Nomad if I manage my home myself today?
Yes. Whether you're with another manager now or managing the home yourself, we plan the handover with you. The first step is a free, no-obligation income projection at https://nomadequity.com/projection.
