Terms of service.

These Terms govern your use of nomadequity.com. If you have signed a separate property management agreement, booking confirmation, or investment document with us, that document controls for those specific services — the Terms below apply to your use of the website itself.

Last updated: April 30, 2026

1. Acceptance of these terms

By accessing or using nomadequity.com (the “Site”) you agree to be bound by these Terms of Service (the “Terms”) and our Privacy Policy. If you do not agree, do not use the Site.

You must be at least 18 years old and capable of entering into a legally binding contract to use the Site.

2. About Nomad Equity

The Site is operated by Nomad Equity LLC, a California limited liability company (“Nomad,” “we,” “us,” or “our”), a boutique short-term rental management and investment company. Nothing on the Site is, by itself, an offer or commitment to provide services. Engagements begin only when both parties sign a written agreement.

3. Permitted use of the Site

We grant you a limited, revocable, non-exclusive, non-transferable license to access and use the Site for your personal or internal business purposes related to evaluating or engaging Nomad’s services. You may not use the Site for any unlawful purpose or in any way that could damage, disable, or impair it.

4. Accounts & submissions

When you submit a lead form, contact request, or income projection request, you represent that the information you provide is accurate and that you have the right to provide it (including the property address, if applicable). We may use your submission to follow up by email, phone, or text in accordance with our Privacy Policy.

You can opt out of marketing communications at any time by replying “unsubscribe” to any email or by contacting us.

5. Property management services

The Site describes our short-term rental management services at a high level. Actual management services are provided exclusively under a separate written Property Management Agreement signed by you and Nomad. The Property Management Agreement — not the Site — governs the scope of services, fees, term, termination, and your obligations as a property owner.

In the event of any conflict between the Site and a signed Property Management Agreement, the Property Management Agreement controls.

6. Direct booking & guest stays

Guest bookings made through our direct booking site (nomadequity.holidayfuture.com) are processed by Hostaway as the booking platform. The Site you are reading does not process bookings directly.

Each guest stay is governed by:

  • The booking confirmation issued at the time of reservation;
  • The house rules for the specific property;
  • The Hostaway booking platform’s terms; and
  • Applicable local and state laws.

7. Investment information

Nothing on the Site constitutes an offer to sell, or a solicitation of an offer to buy, any security, investment product, or interest in real estate. References to investment opportunities are general descriptions of Nomad’s business model and are not investment advice.

Any specific investment offering will be made only through separate, written offering documents (such as a private placement memorandum, subscription agreement, or operating agreement) and only to qualified investors as defined under applicable securities laws. Past performance is not indicative of future results, and all investments involve risk, including the possible loss of principal.

Consult your own attorney, accountant, and financial advisor before making any investment decision.

8. Income projections & estimates

Income projections, revenue estimates, comparable property figures, and other financial illustrations on the Site (including in projection request responses) are good-faith estimates based on then-current market data, our operational experience, and assumptions about pricing, occupancy, seasonality, and capital expenditures.

Projections are not guarantees of future performance. Actual results will vary — sometimes materially — based on factors outside our control, including market conditions, regulatory changes, weather, the condition of the property, and your decisions as the owner.

Specific revenue figures attributed to existing properties (including those quoted in homeowner testimonials) reflect actual results for those specific properties in specific time periods and should not be interpreted as a forecast for any other property.

9. Intellectual property

The Site — including all text, photography, graphics, logos, page layouts, code, and the “Nomad Equity” name and marks — is owned by Nomad or its licensors and is protected by copyright, trademark, and other intellectual property laws. You may not copy, reproduce, modify, or distribute any portion of the Site without our prior written permission, except that you may share links to public pages.

10. Third-party links & services

The Site contains links to third-party websites and services (including our direct booking site, social media, and partner tools). We are not responsible for the content, terms, or practices of those third parties, and your use of them is governed by their own terms and policies.

11. Prohibited conduct

You agree not to:

  • Use the Site to violate any law or regulation, or infringe the rights of others.
  • Submit false, misleading, or fraudulent information through any form on the Site.
  • Attempt to gain unauthorized access to the Site, any related systems, or any other user’s data.
  • Use any automated means (bots, scrapers, crawlers) to access or collect data from the Site without our written permission.
  • Reverse-engineer, decompile, or otherwise attempt to derive the source code of the Site.
  • Interfere with or disrupt the Site, including by introducing malware or by sending excessive traffic.

12. Disclaimers

THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, ACCURACY, OR UNINTERRUPTED OPERATION.

We do not warrant that the Site will be free of errors, viruses, or other harmful components, or that defects will be corrected. You use the Site at your own risk.

13. Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY LAW, NOMAD AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES — INCLUDING LOST PROFITS, LOST REVENUE, OR LOST DATA — ARISING OUT OF OR RELATED TO YOUR USE OF THE SITE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

Our total aggregate liability arising out of or related to your use of the Site will not exceed one hundred U.S. dollars (US$100).

These limitations do not apply to liability that cannot be excluded under applicable law (for example, gross negligence, willful misconduct, or fraud).

14. Indemnification

You agree to defend, indemnify, and hold harmless Nomad and its officers, directors, employees, and agents from any claims, damages, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising out of or related to (a) your use of the Site, (b) your breach of these Terms, or (c) your violation of any law or the rights of any third party.

15. Governing law & venue

These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws principles. Subject to Section 16 (Arbitration), the exclusive venue for any court proceeding will be the state and federal courts located in Placer County, California, and you consent to the personal jurisdiction of those courts.

16. Dispute resolution & arbitration

Please read this section carefully — it affects your legal rights.

Any dispute, claim, or controversy arising out of or relating to these Terms or your use of the Site will be resolved by binding individual arbitration administered by the American Arbitration Association (AAA) under its Consumer Arbitration Rules. The arbitration will be held in Placer County, California, or another mutually agreeable location, and will be conducted in English.

Class action waiver: you and Nomad agree that each may bring claims against the other only in your or its individual capacity, and not as a plaintiff or class member in any purported class or representative proceeding. The arbitrator may not consolidate claims of more than one person.

Notwithstanding the above, either party may bring an individual action in small claims court, or seek injunctive or equitable relief in court for the misuse of intellectual property rights.

17. Changes to these terms

We may update these Terms from time to time. The “Last updated” date at the top reflects the most recent version. Material changes will be communicated through the Site or by email where appropriate. Your continued use of the Site after a change becomes effective constitutes your acceptance of the revised Terms.
