Nomad Equity (“Nomad,” “we,” “us,” or “our”) is a boutique short-term rental management and investment company operating in markets including Lake Tahoe, Orange County, Greater Los Angeles, Hawaii, and Portland. The legal entity operating this website is Nomad Equity LLC, a California limited liability company, with a mailing address at PO Box 3087, Olympic Valley, CA 96146.

This Privacy Policy explains what we collect when you use nomadequity.com (the “Site”), how we use it, and the choices you have. By using the Site you agree to this policy.

We collect information in three ways:

a) Information you give us

• Lead form data: name, email, phone number, property address, listing URL, bedroom/bathroom/sleeps counts, amenities, and any notes you submit when requesting an income projection or contacting us.
• Correspondence: messages you send us by email, phone, or text.

b) Information collected automatically

• Device & usage data: IP address, browser type, operating system, referring URL, pages visited, time on page, and similar log data.
• Cookies & similar technologies: see Section 5 below.

c) Information from third parties

• Address autocomplete: when you type a property address, suggestions are provided by Google Places.
• Booking platforms: if you book a stay through our direct booking site (nomadequity.holidayfuture.com), Hostaway acts as the booking processor and shares limited reservation data with us as your host.

We use the information above to:

• Respond to inquiries and prepare income projections.
• Communicate with current and prospective property owners about our services, including by email and phone.
• Manage properties under contract and coordinate with vendors, cleaners, and guests.
• Operate, maintain, and improve the Site (analytics, error monitoring, security).
• Comply with legal obligations and enforce our Terms of Service.

We do not sell your personal information. We share it only with the following categories of recipients:

• Service providers who run our infrastructure on our behalf, including:
  • Google (Gmail for inbound lead routing, Google Sheets for lead storage, Google Places for address autocomplete)
  • Hostaway (booking management for the direct booking site)
  • Replit, Inc. (web hosting and content delivery)
• Legal & safety: when required by law, subpoena, or to protect our rights, property, or the safety of others.
• Business transfers: in connection with a merger, acquisition, financing, or sale of assets.

We use cookies and similar technologies to keep the Site working, remember your preferences, and understand how the Site is used. You can disable cookies in your browser settings, though parts of the Site may not function correctly without them.

Analytics tools we currently use: [LIST: e.g. Google Analytics 4, Vercel Analytics, none]. These tools collect aggregated, mostly anonymous information about how visitors interact with the Site.

We do not sell personal information as the term is traditionally understood, and we do not knowingly sell or share personal information of consumers under 16.

If you are located in the European Economic Area, the United Kingdom, or Switzerland, we process your personal data on the following legal bases:

• Consent — for marketing emails and non-essential cookies.
• Performance of a contract — to provide the services you request (e.g. an income projection, property management).
• Legitimate interests — to operate, improve, and secure the Site, in a manner that is balanced against your privacy.
• Legal obligation — to comply with applicable law.

We keep personal information only as long as we need it for the purposes described in this policy or as required by law. As a general rule:

• Lead form submissions: retained for up to 36 months from the date of last contact, then deleted or anonymized.
• Property owner records: retained for the duration of our management relationship plus 7 years for tax, accounting, and legal purposes.
• Server logs: retained for up to 90 days.

We use reasonable administrative, technical, and physical safeguards designed to protect your information — including encryption in transit, restricted internal access, and reputable hosting providers. No system is perfectly secure, and we cannot guarantee absolute security.

Our services are not directed to children under 16, and we do not knowingly collect personal information from children. If you believe a child has provided us with personal information, please contact us and we will delete it.

We are based in the United States. If you access the Site from outside the U.S., your information will be transferred to, stored, and processed in the United States, where data protection laws may differ from those in your country.

We may update this Privacy Policy from time to time. The “Last updated” date at the top reflects the most recent version. Material changes will be communicated through the Site or by email where appropriate.
